Replace the door when the slab or frame is damaged, when it no longer closes and latches properly after adjustment, when you can see daylight or feel steady air movement around a sealed door, or when the door or frame has rot or water damage. Sticking, a rattling latch and worn weatherstripping alone are usually adjustment and hardware fixes.
Signs it is a replacement rather than a repair
- Visible rot, delamination or warping in the slab or the frame
- Daylight visible around the closed door, or drafts you can feel with a hand
- The door will not latch or lock reliably even after hinge and strike adjustment
- Water damage at the threshold or sill
- Damaged or forced frame after an attempted break in
Signs it is a repair
- Sticking in humid weather, which is often a hinge, sweep or clearance adjustment
- Worn weatherstripping or a flattened door sweep
- A misaligned strike plate causing a rattle
- Finish wear on an otherwise sound door

Common questions
- Can I replace only the slab and keep the frame?
- Sometimes, if the frame is square, sound and standard. A pre hung unit that includes the frame is more common because it lets the installer correct alignment and sealing at the same time.
